Payments and Renter's Insurance Info

RENTER'S INSURANCE REQUIREMENTS:

Reminder that All Tenants must carry renters insurance ( an HO4 policy) -  required with a minimum liability portion of $100,000. Larger amounts required for certain size dogs ( please consult us for specifics but the general requirement is $300,000 for all dogs over 15 pounds)

and we should be listed as an ADDITIONAL INTEREST *  as follows

If you do not already have this, whoever does your car insurance can issue and it is usually around 10-20 per month. We can also provide a liability ONLY binder for you at the rate of about $15 per month but it is not a renters Insurance policy and if you have pets you must provide an actual HO4 policy. If you will forward this information to your agent they will know which binder to issue and can email directly to us at davidjones10@gmail.com

WE MUST have a single document sent from your agent that shows (1) the policy limits and (2) the dates of coverage and (3) that we are listed as additional interest. It can be a single page acord binder or similar but it MUST come from your agent. We cannot accept pictures of policies or self generated copies from a website.

*This is so that we will be notified in the event the policy is cancelled or lapses, and your agent should be familiar with this term and clause and how to add us in that capacity. We must have this binder in hand prior to move in  and this is a requirement under the terms of your lease. The reason we MUST have this is that we have NO WAY of verifying that a policy is in force without being listed as an additional interest so that we will be notified in the event the policy is cancelled for any reason.

While your agent can explain this to you better than we can, by way of example, someone could purchase a 1 year policy, provide us with a binder showing the policy is good for 1 year and then cancel it the day after the binder was issued.  We would have no way of knowing or verifying that it was in force without being listed on the policy as an additional interest.

Again, your agent can explain this to you much better than we can, but listing us as an additional interest does NOT give us ownership of the policy, nor does it give us the right to change or alter or amend your policy.  It ONLY gives us the right to be notified of any lapses or changes in the policy.


EFFECTIVE 1-01-2019 - Any resident with ANY dog of any size must have a RI policy with a minimum liability of $300,000 or more.

email a scanned copy along with a copy of a void check or fax to 1-888-415-4095

Chase Quickpay, ( also known as Zelle for non Chase customers)   if you are already set up with them ( you would be familiar and eligible to use this ONLY if you already bank with CHASE as it is a service provided by Chase  for Chase customers) , by remitting to davidjones10@gmail.com

Rent may be paid as follows:


By mailing to the P O Box - By mailing check or money order made payable to JMG, LLC or Jones Management Group, LLC to P O Box 8265 Lexington, KY 40533 1st month rent must be certified funds or money order  - thereafter personal checks accepted provided no checks are returned for any reason. This is the only valid mailing address. This includes online bill pay( OBP) checks from your bank.  Personal checks are NOT accepted for late rent or ANY rent paid after the 5th of the month.  Effective January 1, 2017, non electronic payments ( check, money order, cash, etc) MAY  incur additional fees.

no late fees.  You may also set this up so that it is in our system but does not automatically pull

In Person

You may drop off rent at anytime at the office drop box at 1847 Nicholasville Road Lex, KY ( corner of Penmoken Park) 40503  Use the grey metal drop box on the front porch to the left of the front door with the letters that say JMG and please email us after you do so that we know to collect it.  Do NOT drop it in the  regular mailbox there.  Do NOT drop cash in the box as you will not receive credit for cash unless given in person and we can never guarantee cash dropped in an unattended box will get to us. Effective January 1, 2018, non electronic payments ( check, money order, cash, etc) MAY  incur additional fees. DO NOT MAIL PAYMENTS TO THE OFFICE ADDRESS. The rent drop box method may be cancelled by us at anytime.
